There are several factors to consider when building or buying a new home. They may include, but are not limited to:

  • Budget
  • Size
  • Design
  • Location
  • Government regulations
  • The contractor or builder
  • Materials

With all these things in mind, knowing where to start can be tough. To help ease the process, you can base your decision around these three types of homes: custom, spec, and semi-custom.

Custom Homes

Taking a hint from their name, these homes are customized from the ground up. You and your family have full control over every aspect and detail of the house. Just convey your ideas to the builder and let them make a plan, which will be subject to your approval.

Pros:

  • The house will be made exactly how you want it.
  • You can use the finest materials available.
  • Your home will be unique.
  • You can be flexible with the budget.

Cons:

  • Construction time can be longer than that of a semi-custom or spec home.
  • While you can be flexible with the budget, a customized house may initially cost more than other types of homes..

Spec Homes

“Spec” actually means “speculative” — the real estate developer or builder designs and builds the houses on speculation of what buyers usually look for. As such homes are ready-made, you can move in immediately upon purchase.

Pros:

  • You can move in immediately.
  • The burden of planning and designing is lifted off of you.
  • Spec homes are typically affordable.

Cons:

  • You cannot choose the location or neighborhood.
  • You don’t have control over the design and materials.

Semi-Custom Homes

This kind is the “in-between” of a custom and a spec home. The builder or construction company will have a collection of designs you can choose from. Upon picking the layout, you can work with the builder to tweak the house to your tastes. Some contractors will also have a list of extra features that you can opt to add.

Pros:

  • You don’t have to start from scratch.
  • It can be built faster than a fully-customized home.
  • As it is faster to build, you can move in sooner.
  • It is typically less expensive than a custom home of similar size.

Cons

  • You may not have total control over the design of the house.
  • Add-on options or features may be limited.

Which Type of Home Is Right for You?

Not one type is better than the rest. It all depends on your priorities:

  • If you want a house immediately, get a spec home. 
  • Do you need a home fast but still want it customizable? Go for a semi-custom. 
  • If you really want your completely personalized “dream” house, have a custom one built.
