The Nuts and Bolts of Building a New Home

The first step is choosing your home builder. You want to choose a builder that has built a reputation for building high-quality new construction homes. Your builder can walk you through the components you'll need to consider, but you can also read on to find out about all the little details it will take to build a new home.

Land Options

Obviously, to build a new home, you have to have a piece of property to build it on. Luckily, many home builders also have land you can build your home on. If they do not offer land and home packages, they may know exactly where to find some.

If you go with the find-your-own-land method, be sure that you choose land that can be built on. For example, the land has to pass something called a perc test to ensure that your land drains well enough to have a septic tank installed. Of course, if you have a property in a community that is tied into the municipal sewer system, you will not have to worry about this step in the process.

Permits

You cannot just build on your land without telling anyone; you have to have permits for the construction. If you chose the right builder, this is not something you have to worry about, as they will take care of it for you. The right construction company will know exactly what needs to be done to ensure compliance with the local building codes. Keep in mind that if you're going the DIY route, which isn't typically recommended, you'll have to take care of obtaining a number of permits yourself. Since there's a high margin for error when doing so, you should do yourself a favor and work with a professional.

New Home Design

Here comes the tough part. You chose your home builder, your land has been prepped, and you are ready to build. Now you have to pick your home design. There are several things you will have to consider, like the overall size of the home, the footprint of the home, the exterior and interior materials, the architecture, and more. This is where it becomes very important to have a home builder that communicates well.

You will have to work closely with the builder. It is important that your builder is focused on providing the support that you need to make informed choices about your new home design and what it is going to make you happy.
